It is then that the appropriate strategy can be identified which matches your needs with the financing options available. We can coordinate a loan approval for you even before you find a house. This is a MAJOR advantage because with a loan approval “in your pocket’ you can compete with the cash buyer. This is so important that we will usually not proceed without it. Next we’ll use the regional multiple listing service ( MLS ) to search for properties that meet your specific requirements. we’ll also use our contacts in the industry and our extensive knowledge of the area to find properties that may not show up in the MLS. When you select properties to visit, we’ll make appointments that meet your schedule and provide you with data sheets of the properties. If you are out of town, we can visit properties for you and take some digital pictures to email to you. When you are ready to make an offer, we’ll do a Comparable Market Analysis( CMA ) of like properties in the area to help you determine a fair offering price. When preparing the offer contract, we’ll add the appropriate contingencies and requests for disclosures to protect your interests. If your offer is accepted, you can expect us to coordinate with the listing agent in order to provide an on-time closing and a positive experience. Then we’ll ask you for references to family and friends that you know are thinking about selling or buying.
